The 5 Step Process for Property Acquisition:

  • Step 1: Client Discovery Session

    This is where we will spend 45mins – 1 hour listening to what’s important for you. Your property requirements, locations, attributes and goals you want to achieve. After learning about your needs, we will then prepare a plan/strategy to implement, custom designed around your individual needs.

  • Step 2: Property Search

    With findings from Step 1, we will embark on an extensive property search process that not only includes all properties publicly advertised, but also include properties off the market.
    35% of the properties we source are off-market transactions. Through our extensive network of real-estate agents and property developers, we can put our hands on just about anything.

  • Step 3: Research & Evaluation

    Once a suitable property is sourced, we do extensive due-diligence including a property valuation appraisal. We gather data on similar properties sold in the area over last 12 months, property rental appraisals and condition reports.
    After we gather all information, we use that as an ammunition for our next step, which is property negotiation.

  • Step 4: Property negotiation

    Our fierce team of negotiators get on the job of tough negotiation strategies with a view to break vendors un-realistic expectations with an outcome favourable to you.
    We work for you, not for the vendors or selling agents. By doing that, we may save tens of thousands of dollars for our clients which otherwise would have overpaid for the same property.

  • Step 5: Contracts review and Settlement

    We then review every individual contract with a fine tooth-comb to ensure that contracts don’t have unexpected surprises or unfavourable special conditions for our clients.
    In liaison with the solicitor, we then assist in contract execution and see through the entire process until settlement.
    We then continue to keep in touch with you with a view to secure your next Investment.
